When Is it Time for a New Roof?

Homeowners get roof replacements for a few reasons: they experience severe roof damage, or they want to upgrade their aging roof. However, it’s still tough to know when the right time to replace it really is and when repairs are just buying time.

Here are some tell-tale signs it’s time to replace your roof:

  • Your roof is old and worn out (over 20 years old).
  • Your shingles are missing protective granules.
  • Your shingles are loose, curling, or even missing.
  • You get recurrent moss or algae growth or ice dams every winter.

No matter what your roof is trying to tell you, the experts at Voyager can inspect and diagnose your roof the right way. We’ll give you our best recommendations for if or when it’s time to replace your roof — then take care of the rest.

Frequently Asked Questions

View More Questions

How do I know I need a roof replacement?

Most asphalt roofs last about 20–30 years, so age is often the first indicator that replacement may be needed. Other signs include widespread curling or cracking shingles, missing shingles, excessive granules collecting in your gutters, or leaks and water stains inside your home. If your roof looks worn and isn’t shedding water the way it should, a professional inspection can help determine whether repairs are enough or if replacement makes more sense.

My roof experienced storm damage, do I need to replace the whole thing?

It depends on what we find during the inspection, but after significant storm damage, a full replacement is often the best long-term solution. Roofing systems are designed to work together — shingles, underlayment, starter strips, and ridge caps — so replacing everything helps ensure proper sealing, wind resistance, and lasting protection. We consider the roof’s age and the extent of the damage when making our recommendation.

How long can I expect my GAF Timberline HDZ roof to last?

Timberline HDZ shingles are estimated to last about 25 years.

Where can I choose my color options for my GAF shingles?

On our website or during the sales process.
